I get this question all the time from first time home buyers who have no idea how to start the process of buying a home. It’s really very easy. Here’s how:
Step One: Contact a Lender and Find Out if You Qualify for a Mortgage Loan
You can start the process with a phone call. Most lenders are happy to speak to first time home buyers and answer questions. They’ll have some questions for you as well, some of the questions the lender will ask you include-
- Do you know your credit score?
- How long have you been at your present job?
- How much money do you make every month?
- What kind of bills do you have every month?
- Do you have cash or gift money from a relative for down payment and closing costs? (don’t worry if you don’t, there are still first time home buyer programs that can do zero down if you qualify)
Step Two: Pick Some Homes to Go See
After you meet with the lender you’ll know how much home you can afford and what your monthly payments will be. I’ll take that information and after I find out what neighborhoods you’d like to live in I’ll set up an automated home search for you. I’ll put in your price range and neighborhoods and then the computer software will automatically email you homes that match your needs. You’ll pick out 5 or 6 and then we’ll go look.
As we look I will help you find the right house by helping you identify the best (and worst) features of the houses we see. I’ll also educate you about home prices and tell you which ones are good buys and which ones aren’t.
Step Three: Make an Offer
There’s a lot of paperwork involved, but luckily I’ve done this 100 times and I’ll be able to walk you through it quickly. There a lots of things to consider like when you’ll be ready to move in, who pays the closing costs and inspections, and how much to offer, but I’ll help you figure these things out too.
