Cabezon master planned community is one of the most popular areas of Rio Rancho for home buyers and renters. Home construction began in Cabezon in the mid 2000’s and most of the community has been built, but there is still some home construction in the area.
Unlike Rio Rancho’s other popular master planned community, Loma Colorado, the homes in Cabezon were built by a variety of builders including Artistic, DR Horton, Pulte, Centex, Wallen, Stillbrook, Charter and more.

The numbers below compare home sales in the first half of 2012 with the first half of 2013.
As the chart shows, home sales were up nearly 40% over the same period last year. In spite of the increase in sales and the faster market time, home prices remained approximately the same. The square footage of the average home sale increased slightly, causing the average price per square foot to decrease.
Bank owned home sales (aka foreclosures) increased by 50% while short sales declined by about 15%.
I was surprised to see that home prices have not increased over last year, however home sales in Rio Rancho have only recently started to take off like they had many months ago in Albuquerque. I have to believe that prices will be heading up soon.
