Four Hills Home Sales Stats

Four Hills is a unique Albuquerque neighborhood that feels more like living in the Midwest than the desert southwest. Homes in the area have mature landscaping with large trees and grassy areas, and the gently rolling hills that run through parts of the neighborhood enhance the area’s beauty.

40 homes  sold in the Four Hills area through the first 6 months of 2013.  The average sales price during that period was $248,828. That’s for the average 2,262 square foot house. Homes sold in 107 days on average for an average $112 per square foot.

In the same period last year 41 homes sold. The average sales price was $235,418. The average size home was 2,099 square feet and sold in 96 days for $113 per square foot.

Foreclosures and Short Sale were up slightly, from 3 total in 2012 to 5 total in 2013.

Stats for the Older Homes

Four Hills has a wide range of age in properties, from homes built in the 1960’s to new construction homes, so I thought it would be interesting to sort out the newest homes and see how the older properties are performing. Here are some stats for homes built before the year 2000.

The average sales price was $234,692 for the average 2,400 square foot home that sold. The average home sold in 187 days for $97 per square foot.  You can see there is quite a large gap between the average sales price and price per square foot in the older areas.

Remodeled Homes Perform Well

Not only is there a wide variation in age of the homes in Four Hills, there is a wide range in the condition of the older homes in the neighborhood. You can see this in the wide gap between older homes for sale that have been remodeled versus older homes in the neighborhood that are in original condition.

The price per square foot on the older homes ranges from a rock bottom of $80 per square all the way up to $125 per square, with homes priced everywhere in between. Homes at the top of the range have upgrades such as new tile, new carpet, granite countertops, refrigerated air and new windows.

That means if you are thinking of selling in Four Hills and you are wondering if you will get your money back spent on repairs and upgrades, the answer is a resounding “Yes!”

That’s because it’s a terrific neighborhood to live in.
