Seville is a neighborhood in NW Albuquerque near Paradise Hills and Ventana Ranch. It’s a newer neighborhood built after 2000 by a variety of builders including Pulte, Stillbrook, Artistic, Charter and others.
Here’s my Seville Real Estate Report for 2014:
Seville Real Estate Sales
2014 was a good year for home sales in Seville with a 18% increase in total units sold. The average sales price and average price per square foot were down however. Distressed sales (REO sales and short sales) increased to 25% of the market, but I did not include them in my calculations, so they don’t explain the drop in prices. I can only speculate about what caused the drop in prices, I’m wondering if the recent Intel layoffs may have played a part.
Here are the stats for the last three years:
|Average Sales Price||$188,430||$189,301||$187,777|
|Average Square Footage||2,072||2,031||2,261|
|Ave Price Per Square Foot||$93||$95||$87|
|Average Days on Market||46||46||56|
