Here are the stats on 2010 Alegria home sales. This report includes information on the homes that were listed for sale on the Albuquerque MLS and does not include information on the homes sold out of the Del Webb sales office.

The original list price is the first list price on the home when it hit the market. The final list price is the list price when the house sold, and the sales price is what was actually paid for the house.
The SP/LP ratio indicates the sales price to list price ratio and indicates that in Alegria, sellers came down 3.57% on average off their final list price.
How do these number compare to the prices on the newly built homes? It’s hard to say exactly, since Del Webb’s published prices-which at first glance appear lower-include only the standard features and upgrades without any extras. Once you start adding the upgrades, which almost everyone does, the actual sales price can increase considerably. So usually the actual sales price does not equal the advertised price. The homes can sell for considerably more than the prices in the brouchures.
However, Del Webb is almost always offering some kind of special incentives to help with closing costs and/or upgrades, so depending upon the deal of the month, he price on new construction may be about the same as the resale home. Right now, as of March of 2010, Del Webb is offering free upgrades to granite countertops and stainless steel appliances for instance.
In my opinion, the real benefits of buying an Alegria resale home are:
- No waiting for the home to be built, you can close and move in fast
- No dealing with the hassles of building a home, no arguing with the builder
- No bad surprises, you get to see the finished home before you buy
Only you can make the right decision for you, but whether you are considering buying a new home or a resale home, you need to consider all the facts.
