It was a crazy ambitious goal that I set back on New Years Day when I set out to “publish 100 posts here on AlbuquerqueRealEstateBuzz.com (maybe more if the spirit moves me) in 31 days.” At this point I’ve got 6 days to go and 19 posts to write, which is totally doable!
So without any more fanfare, here are my blog-a-thon Day 26 Bullets:
- This has been really hard. At the beginning of the month I was not busy at all, but the last week has been full of appointments with buyers and sellers. This week is shaping up to be a busy one too!
- Please, please, please get your house inspected before you put it on the market for everyone’s sake! I had a transaction fall apart of the weekend over simple repair items. Buyer got skittish and bolted. It’s still that kind of market, buyers are not feeling pressured to close on homes and overlook condition issues. That’s maybe one of the biggest lessons I’ve learned in my ten years of real estate: market conditions affect more than just home prices.
- I just sold my first home in Del Webb’s new 55 and older community called Mirehaven! I’m so excited, I know it’s going to be the first of many this year. They’re still in the pre sale phase, so my buyer clients received a $5,000 bonus on their home. Going through the contract process for the first time today taught me a lot about Mirehaven, so I’ll be writing something up about it tonight no doubt. - I wasted about an hour of my time this morning research whether The Villas Condos in Albuquerque are on the HUD approved condo list. For those of you who don’t know, HUD must have approved a condo association if you want to use and FHA loan to purchase a unit located in it. The HUD website was not responding, so I looked at all the listings to see what type of financing was being offered. About half the listings said the usual in the financing considered field: Cash to Owner, Conventional, FHA and VA (why is cash to owner even on the list when it’s not a type of financing?), and the other half just said Cash to Owner and Conventional. So I called around to the real estate agents who currently have condos listed for sale in the Villas, because surely they would have done the research before putting their condo listing on the market, right? Surely they would have a definitive answer for me. Negative on that! Most of them didnt’ even know what I was talking about. If you only know how poor many real estate works habits were you would be shocked.
