Real estate typically follows the same pattern every year. That is, it starts off slowly in the winter, peaks over the summer and then tapers off again in the fall. In 2011, in fact, most home sales, most closings, were in the months of June and August. So far in 2012, it’s been May and July. The same month may not be the winner every year, but it’s typically during the hottest months of the year. You need to keep in mind, it takes 30-60 days, once an offer is received, to get to the closing table, so you need to back those dates up by 30-60 days and be on the market during those peak times, the peak times when the most offers were received.
That doesn’t mean if you have a home to sell in December or January, you’re out of luck. While it’s true there are fewer buyers out there looking at homes and making offers, it’s also true that they’re more serious and there are fewer homes to choose from. But if I had the chance to choose when to list my home for sale, I’d be aiming for any time between March 15th and June 1st.”
