I’m updating this post, seems that I forgot that last year was leap year and we had an extra day of closings last year.
February was another good month for Albuquerque real estate sales! While the Albuquerque numbers are good, the real estate stats for the outlying areas were not quite as good.
Please read on to learn the details.
Albuquerque Metro Home Sales Stats
411 sales have been reported in the MLS so far, up from 395 from last February. That’s a 4.05% increase, and that may increase slightly before GAAR publishes the official numbers. Foreclosure or Bank Owned home sales were up nearly 29% but closed short sales were on the decrease.
Rio Rancho Home Sales Up Slightly
104 closed home sales have been reported so far, up from 100 last February. That’s a 4% increase.
The number of distressed sales were up sharply. Over half of the total home sales were REO’s or Short Sales.
Other Areas Around the Albuquerque Metro
Home sales increased in the East Mountains and Corrales, while home sales were down in Los Lunas and Placitas.
I’ll have more information about home prices and whether they were up or down last month soon, but one thing is for sure: strong sales and lower inventory will eventually lead to increased home sales prices.
